Buying With a VA-Backed Loan
VA-backed purchase loans can allow eligible borrowers to buy with no down payment when the sales price does not exceed the appraised value, and the VA program does not require monthly mortgage insurance. Borrowers still must meet VA and lender requirements for eligibility, credit, income, occupancy, and the property itself.
Start With Your Certificate of Eligibility
A Certificate of Eligibility, or COE, confirms that you meet the service-related eligibility requirements for the VA home loan benefit. You can request one through VA.gov, through an eligible lender, or by mail. A COE does not by itself guarantee loan approval.
A Typical VA Homebuying Roadmap
- Confirm VA home loan eligibility and obtain your COE.
- Choose a lender and complete the lender’s preapproval process.
- Search for a home that fits your needs, budget, and location goals.
- Write an offer with appropriate terms and protections.
- Complete inspections and due diligence. The VA appraisal is not a substitute for a home inspection.
- Work through appraisal, underwriting, title, and closing.
Important VA Loan Details to Know
Funding Fee
Many VA borrowers pay a one-time VA funding fee. Certain veterans, service members, and surviving spouses are exempt, including many borrowers receiving VA compensation for a service-connected disability. Your lender and VA can confirm your status.
VA Appraisal vs. Inspection
The lender orders the VA appraisal to evaluate value and VA property requirements. It is not a comprehensive home inspection. Buyers should still consider an independent inspection and other appropriate due diligence.
Texas Veteran Benefits & Programs
Texas Veterans Land Board
The Texas Veterans Land Board offers programs for eligible Texas veterans that may include home loans, land loans, and home improvement financing. Program terms, rates, limits, and eligibility requirements can change, so verify current details directly with the VLB and participating lenders.
Texas Disabled Veteran Property Tax Exemptions
Texas provides property tax exemptions for qualifying disabled veterans. The amount and type of exemption depend on the veteran’s disability rating and other eligibility rules. A qualifying veteran receiving 100% disability compensation with a 100% service-connected disability rating or individual unemployability may qualify for a total exemption on the veteran’s residence homestead. Applications are handled through the appropriate appraisal district.
