The North Texas housing market is continuing to change, and the latest numbers offer important information for anyone considering buying or selling a home.
According to the third-quarter 2026 Texas REALTORS® housing report, active home listings increased 2.8% statewide compared with a year earlier, while closed sales declined 2.4%. The statewide median sales price decreased 0.4% to $333,628.
Meanwhile, Redfin’s September 2026 Home Price Index reported a 0.9% monthly decline in Fort Worth home prices. These figures measure different geographies and periods, and they do not mean every neighborhood or property has experienced the same change.
Buyers May Have More Negotiating Opportunities
As listings rise and sales slow, buyers in some areas may find more choices and room to negotiate on purchase price, repairs, closing costs or other contract terms. Desirable homes priced appropriately can still attract strong interest, so buyers should evaluate each property individually.
Sellers Need a Thoughtful Pricing Strategy
For homeowners preparing to sell, changing conditions make accurate pricing and preparation increasingly important. Overpricing can lead to longer marketing periods and later price reductions. Recent comparable sales, current competition, property condition and neighborhood-specific demand should guide the asking price.
North Texas Is Not One Housing Market
Conditions in Fort Worth, Weatherford, Azle and nearby communities can vary significantly by neighborhood, acreage, property type and price range. Statewide and metro statistics provide useful context, but they cannot determine the value of an individual home.
The Bottom Line
Buyers may benefit from additional negotiating opportunities, while sellers may need more deliberate pricing and preparation. In either situation, local market knowledge matters.
