The North Texas housing market is giving buyers more choices and more negotiating room as home prices soften and inventory rises across Texas.
Nationally, home values were still up modestly in August 2026. Zillow reported that the typical U.S. home value was 1.3% higher than a year earlier. In Texas, however, the typical home value was $299,367, down 1.6% year over year as of August 31, 2026.
At the same time, Texas had 162,756 homes listed for sale, and 61.2% of homes sold below their asking price in the latest available sale-to-list data.
That combination—more inventory, softer prices and fewer homes selling above asking—points to a housing market that looks very different from the bidding-war environment many buyers and sellers still remember.
North Texas Housing Market: What Buyers Should Know
More inventory generally means more choice. Buyers may have more time to compare homes, negotiate repairs or concessions, and walk away from a property that does not make financial sense.
That does not mean every seller will negotiate or every home is overpriced. Well-positioned homes in desirable neighborhoods can still attract strong interest. But the broader Texas data suggests buyers may have more leverage than they did during the most competitive years of the market.
Mortgage rates remain a major affordability factor. A slightly lower purchase price does not automatically mean a lower monthly payment when borrowing costs remain elevated. Buyers should consider the entire monthly payment, not just the sales price.
What Sellers Should Know as the Market Rebalances
Sellers need to pay closer attention to pricing, condition and competition.
When buyers have more homes to choose from, an overly aggressive list price can cause a property to sit longer and eventually require a price reduction. Depending on the property and local competition, sellers may also need to consider concessions, repairs, rate buydowns or other incentives.
The goal is not necessarily to price low. It is to price realistically based on current comparable sales and competing listings rather than relying on what a nearby home sold for during a hotter market.
Real Estate Conditions Vary Across North Texas
Statewide numbers provide useful context, but real estate is local. Conditions in Fort Worth, Weatherford, Azle and surrounding North Texas communities can vary significantly by neighborhood, price range and property type.
A move-up buyer, first-time buyer, veteran, senior homeowner or seller with acreage may each experience a very different market.
That is why local comparable sales, current competing inventory and days on market matter more than broad national headlines when making a real estate decision.
A More Balanced North Texas Housing Market Can Create Opportunity
For buyers, a softer market may create more room to negotiate. For sellers, it rewards realistic pricing and strong preparation.
Neither side should assume the market has completely shifted in their favor. Instead, the current environment appears to be moving toward a more balanced negotiation between buyers and sellers.
