Getting your home ready to sell starts with simple steps you can take yourself, such as cleaning, decluttering, and organizing. Other decisions—including the listing price, which repairs or upgrades make financial sense, and when to put your home on the market—are best made with guidance from an experienced real estate agent or broker who understands your local market.

Your pre-listing checklist

☐ Declutter countertops, closets, and storage areas
☐ Deep-clean kitchens, bathrooms, and floors
☐ Address minor leaks, loose hardware, and damaged trim
☐ Replace burned-out bulbs and check lighting
☐ Tidy landscaping, entryway, and exterior surfaces
☐ Secure valuables, medications, and personal documents
☐ Gather permits, warranties, repair records, and HOA information
☐ Meet with a real estate agent or broker before deciding on pricing, major improvements, or listing timing

1. Meet with a real estate professional before making major decisions

An experienced real estate agent or broker can evaluate recent comparable sales, competing listings, local buyer demand, your property’s condition, and your goals. Together, you can discuss a recommended listing price, timing, and a preparation plan. Online home-value estimates can be a starting point, but they are not a substitute for a property-specific market analysis. Before paying for renovations or major repairs, ask your agent which improvements may be worthwhile in your market.

2. Make the first impression count

Trim landscaping, clear walkways, clean the front door, and check exterior lighting. In North Texas, consider seasonal factors such as heat-stressed landscaping, hail-damaged surfaces, and drainage concerns. Make note of any known concerns so you can discuss appropriate repairs and disclosure obligations with your real estate professional.

3. Declutter, clean, and simplify

Remove excess furniture and personal items so rooms feel easy to navigate. Clean windows, baseboards, vents, appliances, bathrooms, and flooring. Organize closets and garages; buyers often look at storage spaces too.

4. Tackle sensible repairs

Make a list of dripping faucets, sticking doors, damaged caulk, missing outlet covers, and other visible issues. Small maintenance tasks may be reasonable to handle yourself, but discuss larger repairs or replacements with your real estate agent or broker before committing money. For HVAC, roofing, foundation, electrical, or other specialized concerns, consult appropriately qualified professionals.

5. Prepare for photography and showings

Your real estate professional can help coordinate photography, marketing, and showing arrangements. Before photos or showings, open blinds, turn on lights, make beds, clear counters, and put away pet supplies. Follow the showing plan you agree on with your agent while protecting pets, valuables, and private information.

6. Organize your property information

Gather details about improvements, major systems, surveys, warranties, permits, and any HOA documents you have. Your real estate agent or broker can guide you through the transaction paperwork and explain the purpose of common forms. Texas sellers may have legal disclosure obligations; complete applicable disclosures accurately and consult a qualified attorney when legal questions arise.

7. Plan the move before listing

Consider where you will move, your preferred timeline, moving costs, and whether you also need to buy a home. Share these details with your real estate agent or broker so you can work together on a realistic listing and closing strategy. Confirm mortgage payoff and financial questions with the appropriate lender or adviser.
